PARISH RECURRING JOBS BY MONTH
 
January
 
·         Clean the rectory’s two electronic air filter units (1 located at the basement furnace & 1 located at upstairs furnace near office) by removing the internal components and washing in kitchen dishwasher. See Appendix A.
·         At the rectory, replace the sediment & charcoal water filters; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Remove and store Christmas decorations & “Come Home for Christmas” sign.
·         Organize church bulletin boards on a monthly basis.
·         Inspect the salt buckets at the church & rectory entrances and fill if necessary.
·         Check and refill as necessary the soda pop machine in Hall.
·         Place water in the basement floor drains to prevent sewer gases from infiltrating.
 
February
 
·         Inspect all lighting fixtures, including Exit signs, in all buildings and replace burned out bulbs. Repair/replace fixtures as necessary.
·         At the rectory, replace the sediment filter; refresh, if necessary, the resin cleaning solution and fill the salt tank.  See Appendix B.
·         Organize church bulletin boards on a monthly basis.
·         Inspect the salt buckets at the church & rectory entrances and fill if necessary.
·         Check and refill as necessary the soda pop machine in Hall.
·         Check church attic and clean and reorganize as necessary.
 
March
 
·         Remove all debris from roof, gutters and down spouts of rectory, rectory garage, church lobby, pole building and picnic shelter.
·         Remove and store snow plow marker poles from around church and rectory parking lots and driveways.
·         Late March to early April, remove snow blade, chains and weights from tractor and install mower deck.  
·         Late March to early April, perform maintenance on tractors and mowing equipment to include oil & filter changes, air cleaner change or clean, spark plug clean/gap or replace, sharpen blades, lubrication, etc. Before each future mowing check oil level and lubricate mower deck. 
·         Inspect, and maintain as necessary, all emergency lights for proper operation.
·         Trim shrubbery and trees around church and rectory.
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Organize church bulletin boards on a monthly basis.
·         Check and refill as necessary the soda pop machine in Hall.
·         Inspect the salt buckets at the church & rectory entrances and fill if necessary.
·         If scheduled for March, change time in church’s electronic bells after the Saturday 7:00 pm Mass of the weekend when clocks are turned ahead one hour.

April
 
·         Inspect and repair, if necessary, all interior and exterior doorknobs, hinges, and doorstops.
·         Remove and clean or replace the furnace filters of the three church furnaces and the two CCD furnaces. Wash the plastic filters; replace fiberglass filters. See Appendix C.
·         Remove debris from pavilion and picnic areas.
·         At the rectory, replace the sediment & charcoal water filters; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.

May
 
·         Remove weeds and debris from church and rectory flowerbeds. Spread mulch in flowerbeds.
·         Treat rectory deck with wood preservative as necessary.
·         Remove the rectory deck furniture from storage in the rectory garage and place on the rectory deck.
·         Remove dehumidifiers from storage and place in CCD.
·         Update the inventory of all Parish assets for submission to Diocese for insurance
purposes (Al Gladis).
·         Trim excessive growth from in front of all highway signs (422 west of I-79, 488 west near Prospect Borough line; 422 east by Shaffer Truck Sales).
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Organize church bulletin boards on a monthly basis.
·         Check and refill as necessary the soda pop machine in Hall.
·         Clean filter of water pump located at the fish pond near Mt. Carmel statue.
·         Spray herbicide for control of poison ivy on Parish grounds (Jim Drost).
 
June
 
·         Treat church entrances with wood preservative as necessary.
·         Perform inventory of cleaning supplies, light bulbs, filters, batteries, etc.
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Clean inside of pole building refrigerator and freezer.
·         Clean pole building restroom floor, mirror and lavatory fixtures.
·         Organize church bulletin boards on a monthly basis.
·         Check and refill as necessary the soda pop machine in Hall.

July

·         Insure the annual professional inspection of fire extinguishers is up-to-date. Replace any discharged extinguishers.
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Organize church bulletin boards on a monthly basis.
·         Check and refill as necessary the soda pop machine in Hall.
·         Drain and clean fish pond near Mt. Carmel statue, maintain its water pump and filter, and refill the pond with water.
 
September
 
·         Inspect furnace rooms and underneath stairs of church for organization and combustibles. If necessary, remove combustibles.
·         Organize the attic above the CCD.
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Organize church bulletin boards on a monthly basis.
·         Check and refill as necessary the soda pop machine in Hall.
·         Clean filter of water pump located at the fish pond near Mt. Carmel statue.
·         Organize equipment and tools in the rectory garage.
 
 
October
 
·         By mid-October close the water valve (under side lobby stairs) to the pole building and winterize the pole building facilities. Winterize by opening faucets and blowing compressed air through the system, draining sink traps, sponging water from commode tank & bowl, adding RV antifreeze to sink traps and commode bowl.
·         Remove all freezable items such as beverages, paints, pressure washer, etc. from the pole building and rectory garage and place in the rectory basement.
·         Remove snow shovels and salt buckets from storage in pole building and place at church and rectory doors.
·         Inspect and repair, if necessary, all interior and exterior doorknobs, hinges, and doorstops.
·         Store the rectory deck furniture in the rectory garage rafters.
·         Inspect, and maintain as necessary, all emergency lights for proper operation.
·         Shut off power to the dehumidifier in the storage container and drain of any water.
·         Store the CCD dehumidifiers.
·         At the rectory, replace the Ultra-Violet lamp (located in the basement under the side entrance) on the rectory water system. This is to be done annually.

·         Remove mower deck from tractor and install snow blade, tire chains and weights.
·         Maintain tractor mower deck so it is ready to install next spring. See Appendix D.
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.
·         Organize church bulletin boards on a monthly basis.
·         Check and refill as necessary the soda pop machine in Hall.
·         Insure the professional inspection & maintenance of the Hall kitchen’s Ansel Fire
Suppression System and fire extinguishers are performed.
·         Check the salt buckets at the church and rectory and refill as necessary.
 
December
 
·         Check the salt buckets at the church and rectory and refill as necessary.
·         Place Christmas decorations at church.
·         At the rectory, replace the sediment water filter; refresh, if necessary, the resin cleaning solution and fill the salt tank. See Appendix B.

APPENDIX A
Cleaning of Rectory Furnace Electronic Air Filters
 
The rectory has two electronic air filter units. One is located at the basement furnace and the other is located at the upstairs furnace near office.
 
Each air filter unit contains two electronic filters and two metal mesh filters that must be removed. Remove all four filters from each unit and wash in the rectory’s dishwasher machine.
 
After washing the electronic filters, very gently & carefully wipe the thin wires of each electronic filter.
 
Reinstall the cleaned components being aware that the electronic filters have an arrow on them indicating the correct airflow direction.
 
Record the date these maintenance items were performed.
 
 
APPENDIX B
Rectory Water System Maintenance
 
The rectory has two water filters located in the basement under the side entrance porch. One is a white sediment filter and the other is a black charcoal odor/taste filter. Replace the sediment filter monthly or more frequently if necessary (Sometimes a commode or garden hose left running will cause premature clogging of the sediment filter). Replace the charcoal filter quarterly or more frequently if necessary.
 
First close the gate valve preceding the filters, then place a bucket or tray under the filters holders to catch any spilled water, remove the filter holders using the wrench provided, replace both filters (be certain the rubber O-rings are in place) and reopen the gate valve.
 
Fill, if necessary, the water softener tank with salt pellets.
 
Near the water softener tank is a plastic gallon container containing resin cleaning and treatment solution. There is a cord from this container into the water softener tank. If necessary, refresh the resin cleaning solution by mixing 8-oz of concentrate with 1-gal of water.
 
Record the dates any of the above maintenance items were performed.


 
APPENDIX C
Church/CCD Furnace Filters
 
There are three furnaces in the back of the church hall under the church’s front entrance. The two furnaces on the left side of the furnace room each contain a type of plastic filter that can be cleaned with a pressure washer or use the hot water hose at the mop sink near the restrooms. The furnace on the right contains two 1-inch 25”X25” fiberglass filters back-to-back that must be replaced (this size filter may be difficult to locate; they were available at Lowe’s). Clean the two plastic filters and replace the fiberglass filters.
 
There are two Lennox furnaces in the furnace room off the men’s restroom. These use a spun fiberglass mat type of filter that comes in a roll and the quantity needed is cut off. This filter material can be obtained from Schneider Heating, Pillow Street, Butler. Replace the spun fiberglass filter material in both furnaces.
 
Record the dates any of the above maintenance items were performed.
 
 
APPENDIX D
Tractor Mower Deck Maintenance
 
After removing the mower deck from the tractor, the following maintenance items should be performed so as to have the mower deck ready for installation the following spring.
 
Remove the two plastic belt/pulley shields and clean out any grass and debris. Inspect the mower belt.
 
Grease all fittings including three spindle wheels, idler pulley bracket, three guide wheels, and three fittings on mower drive shaft. Oil movable parts without grease fittings.
 
Remove three mower blades and have them sharpened before reinstalling. Clean all grass and debris from underneath the mower deck.
 
Record the maintenance performed on the clipboard hanging on the pole building wall.
